Located at the northern tip of Cherry Grove Beach, Inlet Villas sits on a narrow creek (left) just a few hundred feet from the Atlantic (right). This second-row condo complex offers both ocean and inlet views – guests enjoy Atlantic beach vistas from living rooms and master bedrooms, plus salt-marsh (“channel”) views from private balconies. Elliott Beach Rentals touts Inlet Villas as an “ocean view North Myrtle Beach resort”. The complex is gated with parking, a pool and has direct beach access at the end of N. Ocean Blvd.
All units are uniform 2BR/1½BA condos of about 950 sq.ft.. Built in 1976, the 3-story buildings have no elevators. Floorplans include full kitchens, living/dining areas and in-unit laundry. Bedrooms each have a queen bed and there are 2 parking passes per unit. Common amenities (HOA) include an outdoor pool, common grills and landscaping. Monthly HOA dues are unusually high – about $584/mo in 2024 – reflecting pool upkeep and grounds maintenance. Owners report that HOA covers the pool, exterior maintenance and some utilities, but owners still pay property taxes (≈$2K/yr) and insurance.
North Myrtle Beach is a strong vacation rental market. AirDNA reports ~57% occupancy and an average $341 nightly rate for NMB Airbnb/VRBO listings. Airbnb-only data (Feb 2024–Jan 2025) are similar: median occupancy 58% at ~$190 ADR, yielding about $39K/year per listing. (The discrepancy reflects VRBO’s higher rates boosting the AirDNA average.) Revenue is highly seasonal – July/Aug show peak bookings (Airbtics: Best Month = July) and annual RevPAR spikes in summer, while winter months see steep off-season discounts. For example, Airbtics data show low months (Jan/Feb) with only $1.8K/mo vs $5.3K in peak months.
North Myrtle Beach stays tend to be week-long vacations. The average Airbnb stay is ~4.8 nights (often 4–7 night trips) with ~4–5 guests per party. This implies flexible check-in policies and 3–7 night minimums suit this market. Nearly all Myrtle Beach rentals come with air-conditioning and Internet (AirDNA: 99% have A/C and 99% have Wi-Fi), so Inlet Villas investors should ensure strong HVAC and high-speed Wi-Fi. Inlet Villas in particular boasts guest-loved features like an outside shower for rinsing off sand and a pool, which align with preferences for beachside amenities. (Outdoor grills, cable TV and washer/dryer are also expected – 96–99% of listings have kitchens, internet, etc..)
Consider a sample Inlet Villas 2BR purchased for $260,000 (listing price for Unit B3 in early 2025). Assuming 60% occupancy at ~$230/night yields ~$50K gross rent. After mortgage, operating expenses and a management fee, returns vary dramatically by management choice (see table):

Calculations assume HOA ~$7K/yr, taxes/insurance ~$3.5K, utilities/maintenance ~$5.5K, and 25% management fee plus cleaning ($150/booking). Cap rate = NOI/Purchase Price, Cash-on-Cash = (Pre-tax CF / Equity).
With self-management and 80% financing, this example yields ~$8.3K annual cash flow ($14.8K after debt service) on ~$52K equity (≈16% cash-on-cash) and ~9.3% unlevered cap rate. In contrast, hiring a professional manager (≈25% of rent) would flip cash flow negative under these assumptions. Even so, an all-cash purchase yields a solid 9–10% cap rate if vacancy and expenses hold. Key costs: the $260K price, $7K/year HOA, plus roughly 30% of revenue in taxes, insurance, utilities and maintenance.
Investors should equip and update Inlet Villas units to stand out. Modern kitchens/baths, fresh paint and durable coastal decor help justify higher rates. Standard short-term-rental upgrades (e.g. stainless appliances, granite or quartz counters, new flooring, energy-efficient windows) yield higher guest ratings and rates. Furnishing should maximize comfort and capacity: high-quality mattresses, sofas and dining sets for 4, plus beach-friendly features (e.g. outdoor furniture on balconies, beach chairs/umbrella storage). Amenities matter: ensure fast Wi-Fi, cable/streaming TV, and convenience items like coffee maker, toaster, microwave and ample cookware. Inlet Villas already offers valuables like A/C, parking and an outdoor shower; adding finishing touches (USB outlets, smart locks, laundry detergent, games, local guidebooks) further boosts appeal.
Investors can enhance returns with tax strategies. A 1031 exchange allows deferral of capital gains by swapping the Inlet Villas condo into another like-kind property within 45 days. Alternatively, buying through a self-directed IRA/401(k) means all rental income and appreciation grow tax-deferred. Both approaches require professional guidance but can significantly improve long-term ROI by avoiding current taxes on rental income or sale proceeds.
Inlet Villas only offers 2BR/1½BA ocean-view condos (~950 sq.ft. each), making valuation straightforward.

Use tax tools: consider a 1031 exchange on any sale, and leverage retirement funds (self-directed IRA/401k) for deferred taxes.
