Active Properties on the Market Report help you price your property competitively in the market. Our aim is to price your property in such a way that it has a competitive market advantage! Let's say there's a property on the market in your community at $150,000 and another at $180,000. Now yours is better than the $150,000 home for sale, but not as nice as the $180,000 home for sale. We'll most likely price your home at $165,000 to give your home a competitive market advantage. When you're home is priced with a competitive market advantage, it's aims to ensure you receive the highest number of showings and offers. Your city has an average number of showings that it takes to sell your home and a competitive market advantages aims to help us ensure we hit this numbers.
Properties Under Contract.
Properties Under Contract let Realtors know that a Buyer chose another property instead of yours. Whenever you sell a property, you’re faced with the reality that you are either selling your property or your neighbor’s property, every single time—Except if you’re the only property on the market in your community, but even then you’re competing with similar homes in nearby communities. When you see properties going under contract in your community, you should ask your real estate agent, "Why aren't buyer's buying my home, but instead, buying my neighbor's homes?"

Classic! When a property first hits the market, yes, that’s the best time to get it SOLD! We all know how the hot shiny new object is, and how everyone is interested, but what happens when the showings begin to slow? Yes, the showings will begin to slow.
A few things to consider.
Showing Feedback.
What did you do with all that feedback that you collected from each Buyer that was “really interested” in your property until they didn’t buy it? Oh! You didn’t save that did you? Solid and professional real estate agents know that feedback is invaluable, especially honest feedback. You know, the things the Buyer said that you didn’t really want to hear about your property. The things that are all too easy to ignore because you have other showings, and all kinds of people are interested so what does it matter what one person thinks, right? Wrong. The feedback of a buyer that’s simply being honest is GOLD. But because you ignored it, your property is still sitting on the market, and where are all those interested Buyers now?
And if you don’t think feedback is GOLD, hear this. There was a client that owned a 3 BR / 3 BA oceanfront condo and had it listed but couldn’t get it SOLD. Two agents let us know that it was dated and that’s why Buyers were passing it up. We remodeled the property and it went under contract in just 23 days once placed back on the market. We all know the word but rarely enjoy the benefits of accountability, and that’s just what a solid and professional real estate agent provides you with. Realtors keep you accountable to the Feedback you’ve received. Solid and professional real estate agents aim to have your home SOLD within the first 21 days, if at all possible. That’s right, you’ve got 3 good weeks before you need to do something differently. Most of the time, it’s reducing the price, but it can be things like changing the “Spin” in the marketing message, or changing the marketing channel so long as the target audience is accurate. For our market, depending on the time of year, depends on who the marketing message is written to: golfers in the Spring, Retirees and Snowbirds during the Winter, and, young families, those looking for a second home or a vacation property they can rent while not using, during the Summer. You can market to serious investors year-round for short-term rental properties like Oceanfront Condos. But, let’s get back to Market Feedback. When you’ve had lots of showings and no offers, the market is generally letting you know that the price is close enough to attract Buyers, but not low enough for them to purchase. When you’ve had low showings or no showings, the market is letting you know that the price is way too high. When your property hits the market initially, you should at least have 1-5 showings in your first 2 weeks.

Now that I’ve Sat on the Market for a while as a For Sale By Owner, How Do I get the Traction I need to Get My Property SOLD?
Easy, lots of Marketing and Sales. Marketing captures the Buyer leads and Sales closes them! Now it’s especially important that you hire a solid and professional agent that understands Marketing and Sales in the digital landscape, and is willing to give your listing maximum exposure in the marketplace.
Generally, when a property is priced well, marketed properly, a solid and professional salesperson has handled the deal, and a support staff/team has backed the agent, the property sells.
This game is about Online Views and a solid and professional real estate agent knows the number of online views it takes to reach the average number of showings within your market for a property to sell. This number changes based on the market. For example, let’s say that the average number of showings for a home to sell in your market is 12 showings. Well, how many online views do I need in order for 12 people to book a showing on my property? At one point in our market, it was 2,000 or so views. That said, you need to work with an agent that’s going to stimulate online views in order to maximize your exposure!

We post a “Just Listed” video on the Buying Myrtle Beach Real Estate YouTube Channel. This video is fun and friendly, featuring the home and highlighting its best features, while providing a neighborhood update and could feature a local restaurant or attraction.
We post a second Google Maps video that is informative and researched based that highlights the location of the property and its proximity to attractions, restaurants, grocery stores, hospitals, airport, etc., etc., everything you’d need to know if you’re interested in living in the home.
Then we monitor comments and generate buyer leads as we work to build rapport with people that are interested in your property! The views you receive on YouTube serve as a gage as to the desirability of your property. We can also collect some great feedback through YouTube comments.
Facebook Ads.
For an initial charge, we will run Facebook Ads for the first 21 days your home is on the market. Remember, this is some of the most precious exposure your property receives, right when it first hits the market. We can guarantee that your Facebook Ad will be seen up to 6000 times! Exposure yes, that will give you some, but not all. There are lots of other outlets that would maximize your exposure, like YouTube, Facebook, and Instagram. Salesmanship, no.
