Well, generally, when a property is priced well, marketed properly, a solid and professional salesperson has handled the deal, and a support staff/team has backed the agent, the property sells.

During the Summer months, it’s smart to advertise Myrtle Beach properties to families, as this is the best moment throughout the year for them to relocate their children because they are out of school. The buying process is most convenient for families during this time and it is more likely that they will buy because they can relocate their children conveniently. So, we do targeted marketing to families during Summer Months.
Also, this is a great time to advertise to buyers that would like a second home or a vacation property they can rent while not using. Generally, they have recently visited or are in-town. If they are in-town, this makes it all too convenient for them to purchase. Plus, they’re all excited about Myrtle Beach, South Carolina, the number 2 vacation destination on the East Coast! This is a great time to catch your buyer! So, we do targeted marketing to those wanting a second home or vacation home during Summer Months.
Springtime.
During the Spring, it’s smart to advertise Myrtle Beach properties to golfers as they are in-town and can conveniently see the property in-between tee-off times with their friends! If you own a condo near a golf course, and you want to get it sold, this might make for an excellent time to market your property. Keep in mind that the Myrtle Beach South Carolina Market has over 90 golf courses, so there’s a decent chance that your home is near more than one golf course! So, we do targeted marketing to golfers during Spring Time.
Also, if you own a property that allows for short-term rentals, like an oceanfront condo, this is also a great time to advertise your property to investors as they will most likely want to make their purchase before the Peak Season (April through September) when the majority of the Gross Rental Income for that property is earned for the year. Wintertime.
During the Winter months, it’s smart to advertise to those who wish to escape the harsh weather that they are currently experiencing elsewhere. Many times, retirees will want to own a second home at the beach so that they can escape the cold weather to some of the best weather on the East Coast, right here in Myrtle Beach, South Carolina!

It’s the “Busy Season,” How Could My Property Not Sell During this Time of Year?
Oh! Busy season selling is just that: BUSY! But you need an agent that’s FOCUSED, ON, and has a lot of GRIT! During this time, you have to have a real estate agent that is ON. What do I mean by ON? With your property probably marketed to the right target audience for our market given this time of year, those Buyer leads should start pouring in. And at all times of the day and night!
So then, why didn’t we catch the right Buyer if it’s that easy? Why didn’t my home sell during the busy season in Myrtle Beach South Carolina? You need a real estate agent that’s willing to respond to the leads that click on your ads and contact these buyers within 5 minutes at all times of the day and night. You need a real estate agent that is ON, and all the time! Yes, we’ve only got a short window to connect with the potential Buyer for your property! You see, a real estate agent is 100 times less likely to ever reach that Buyer if they don’t make contact within the first 5 minutes after the Buyer registers on our website.
This is also why your agent must be FOCUSED! Your deal must be part of a much larger goal that your agent has, if not, how easy is it to get sidetracked from answering the many, many, many daily calls, emails, and texts that real estate agents receive, on all our listings, and at all times of the day and night! How easily do you get sidetracked from your goals? When you meet your agent, it should be clear that they’re very busy, but also present with you and responsive to you as well as there other clients, a tough dynamic but a must for anyone in the real estate business. Before hiring your next real estate agent, ask them these two questions, first, "How many contacts (2-way conversations about real estate) do you have per day," and second, "How many deals are you aiming to close this year?" These two questions will exposure whether your agent is FOCUSED. If they don't have answers to these questions, seriously reconsider hiring them.
Additionally, you need an agent that has GRIT. Yep! You heard me right, GRIT. Why? Because if they don’t get the Buyer on the phone in the first 5 minutes after they receive the lead, they need to make about 6 phone calls to that Buyer so that they have a 93% chance of connecting with that Buyer. In my opinion, those 6 phone calls need to happen within the first 3 days after the Buyer lead is received. Now, multiply that one Buyer lead—that was received because of an advertisement on your property—by many, many, many more listings (because we have more than one client), and you can see how you’ll really need an agent that’s FOCUSED, pretty much “ON” all the time, and has a lot of GRIT—is willing to put the follow up work in on all the leads they receive so that your deal gets done!

But it’s the Off-Season months, that’s Why My Property Didn’t Sell, Right?
Wrong. . . . . Wrong. Wrong. Wrong.
Here’s the deal. For some reason, agents in our market tell their clients to wait until the “busy season” to put their homes on the market. The busy season for tourism is April through September.
How does that impact the market? Glad you asked. Because everyone is waiting until the “Busy Season,” to put their properties on the market, inventory decreases. You remember Economics class, don’t you? When supply decreases, prices go up! That’s right. Once there are less homes on the market, the Sellers that are on the market get to charge a premium for their properties because they have less competition and don’t have to compete on price as much. Thus, in my opinion, they make more money selling in the so called, “Off-Season” months in the Myrtle Beach, South Carolina Real Estate Market.
The Buyers that are on the market are serious buyers and need to make purchases for tax reasons or they are simply moving here and must buy something. Thus, you’re most likely, in my opinion, to get haggled less on price. So, in the Off-Season months, there’s less competition and better buyers to put your property in front of. So long as your property is priced well, marketed properly to the right type of buyer given the time of year, has the right spin, a solid and professional salesperson has handled the deal, and a support staff/team has backed the agent, the property sells.

Active Properties on the Market Report help you price your property competitively in the market. Our aim is to price your property in such a way that it has a competitive market advantage! Let's say there's a property on the market in your community at $150,000 and another at $180,000. Now yours is better than the $150,000 home for sale, but not as nice as the $180,000 home for sale. We'll most likely price your home at $165,000 to give your home a competitive market advantage. When you're home is priced with a competitive market advantage, it's aims to ensure you receive the highest number of showings and offers. Your city has an average number of showings that it takes to sell your home and a competitive market advantages aims to help us ensure we hit this numbers.
Properties Under Contract.
Properties Under Contract let Realtors know that a Buyer chose another property instead of yours. Whenever you sell a property, you’re faced with the reality that you are either selling your property or your neighbor’s property, every single time—Except if you’re the only property on the market in your community, but even then you’re competing with similar homes in nearby communities.
